Qualification level of Thai decoration companies
Thai architectural qualifications are managed by the Thai Institute of Architecture (TCEA) and are divided into 7 levels (G1-G7), using a dual dimensional classification standard of “technical difficulty+contract amount”:
G1 level: Limited to small-scale decoration projects with a contract amount of less than 5 million Thai baht and cannot participate in government bidding.

Qualification application requirements
To apply for Thai construction qualifications, the following core documents need to be prepared:
Capital proof: For example, G3 level requires a registered capital of 20 million Thai baht to be paid in, and must be frozen in a Thai bank for 6 months.
Personnel certificate:
TCEA registration certificate for Thai engineers (at least 3 people).
OSHC certification from the Safety Director (issued by the Occupational Safety and Health Commission).
Equipment List: Provide purchase invoices or lease agreements for heavy machinery (such as tower cranes and pile drivers, which need to be labeled with equipment models).
Project History: A list of completed projects in the past 5 years, accompanied by an acceptance certificate signed by the owner (non Thai documents need to be notarized and translated).
Special requirements for foreign-funded enterprises
Shareholding ratio: Foreign companies applying for G5 or above qualifications must establish a joint venture with the Thai side and hold no more than 49% of the shares.
Other restrictions: According to Thailand’s Foreign Business Law, the construction industry belongs to the restricted foreign investment field, and foreign ownership must not exceed 49%.
Other necessary certificates and contractor permits: equivalent to a business license, which is a prerequisite for carrying out construction activities.
BOI approval letter: Able to enjoy tax exemptions, essential for industrial projects.
Safety operation certificate: Construction site safety officers must hold a certificate to work.
Engineer certification: The project leader must have a Thai practicing seal.
Special operation permit: Additional approval is required for high-altitude operations.
According to Thai labor laws, for every foreign engineer hired, there must be 4-5 local employees. Priority should be given to domestic employees for technical positions, and management personnel must apply for work visas six months in advance. Salary payments must be made through a Thai bank account.
The Thai government conducts surprise inspections of construction companies every year, focusing on checking whether registered engineers are on duty, whether equipment calibration certificates are valid, and whether social security payments are in proportion.
